The site

Five minutes from the runway at Tivat.

The site is in Tivat, on the Bay of Kotor. Tivat Airport is five minutes away by road, Porto Montenegro fifteen, Kotor Old Town twenty-five, Budva thirty-five.

The complex is a hotel of 12,957.73 m² total area with 40 rooms, and 20 private residences of 8,312.10 m² total GSA, each with its own pool. The land steps down the slope to a private beach.

Architecture

Carved into the hillside, not placed upon it.

Forty rooms and twenty residences step down the karst slope in stone terraces. From the water the complex reads as geology before architecture.

Materials are local and few: quarried stone, lime plaster, oiled timber, bronze. Conceptual design by Chado.
